These Terms of Service ("Terms") apply to your use of poblanorentals.com and any related communication channels, including SMS, with Poblano Rentals ("we", "us"). Lease-specific terms and obligations are governed by your written lease agreement, not these Terms.

1. Use of this website

This site is informational. It does not collect personal information from visitors beyond standard server logs. It does not have user accounts. By visiting, you agree to use the site lawfully and not attempt to disrupt it.

2. SMS communication terms

Poblano Rentals may exchange SMS messages with property owners, tenants, prospective tenants, and contractors who have provided their phone number to us. By providing your number — through a signed lease, a maintenance request form, your owner profile, or any other direct interaction — you opt in to receive operational SMS messages from us.

Operational messages may include:

• Maintenance ticket creation and status updates.
• Contractor scheduling and visit confirmations.
• Lease renewal reminders and notices.
• Rent payment reminders.
• Replies to questions you have texted us.

We do not send marketing or promotional SMS.

3. SMS opt-out and help

• Reply STOP to any of our SMS messages to immediately unsubscribe from all future SMS communication. You will receive one confirmation message and then no further texts unless you opt back in.
• Reply HELP to any of our SMS messages to receive a brief reply explaining who we are and how to reach us.
• Other recognized opt-out keywords: UNSUBSCRIBE, END, QUIT, CANCEL.

4. SMS frequency, fees, and supported carriers

• Frequency: varies based on the activity at your unit or in your building. Most users receive fewer than 5 messages per month.
• Carrier fees: message and data rates may apply. Your wireless carrier — not Poblano Rentals — sets these rates. Check your plan if unsure.
• Supported carriers: all major US carriers, including AT&T, Verizon, T-Mobile, US Cellular, and Sprint. We make no representation that messages will be delivered on every carrier; carriers are not liable for delayed or undelivered messages.

5. Mobile information sharing

Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. All consent given for SMS communication and the underlying mobile information remains with Poblano Rentals. Information may be shared with our SMS service provider (Twilio) solely for the purpose of delivering messages on our behalf, and with vendors as described in our Privacy Policy.

6. Liability

This website and our SMS communication are provided "as is." We make reasonable efforts to keep them accurate and reliable but make no warranty regarding uptime, message delivery, or freedom from error. Lease and tenancy obligations are governed by your written lease, which prevails over anything stated here.

7. Changes to these Terms

We may update these Terms from time to time. The "Last updated" date at the top reflects the most recent revision.

8. Governing law

These Terms are governed by the laws of the State of Illinois, without regard to its conflict-of-laws rules.
